Today, I would like to show you our underwriting process using the underwriting model we use day in and day out to analyze thousands of opportunities. I'll be discussing some factors that are different in today's environment compared to our basic standard underwriting process. One of the biggest differences is the exit cap rate – a contentious topic.
Underwriting in the current market can be challenging, especially when buying at negative leverage. However, when you're confident in the soundness of your basis and an appealing going-in cap rate, things tend to work out for the long haul.
