In this week’s House Money Weekly segment, your hosts discuss blog 119, where they talk about getting a real estate license as a real estate investor. Alan shares that the license you would get is called a real estate salesperson license which means you learn how to represent someone else who is buying real estate. Alan points out that a real estate salesperson license is not a master’s degree in real estate. Lauren asks Alan if you have to disclose if you were the owner and listing agent and Alan said that you must disclose if you are the owner or the part owner (or even related to the owner) of the property for transparency. Tom shares his point of view with people who want to be a realtor because they lost a job because they see it as an easy way to generate income. Real Estate investors look at real estate differently which leads them to think they know more than the real estate agents. Alan says don’t use your bad reps on yourself. Tom shares his experience with real estate agents and how they became a huge help for him.

Lauren interviews Dave, who has been a real estate photographer for 9 months now. Lauren asks Dave what the difference is when photographing occupied space and unoccupied space and he shares his experience capturing photos of an occupied and unoccupied home. He also shares a story about the time he captured photos of an occupied home and one of the renters was telling him stories about the house. Lauren asks for tips from Dave when getting properties ready for pictures and he gave simple tips. Lauren shares some tips from her own short-term rentals. Dave thinks that having an honest conversation between the seller and tenants helps when taking photos. Lauren asks about his rates when taking pictures of different home sizes. His package comes with 20 delivered photos which will be sent within 24 hours. Photos and walkthroughs dominate, and videos and drone shoots are not needed for him (yet). Dave is a busy guy! He points out that being a real estate photographer isn’t his only job, he is a costing engineer, and his photography company is standing strong. Dave tells us why he got into photography and his journey of taking photos of not only real estate properties but also concerts and family stuff. Dave also shares his wildest encounter while doing a real estate photo shoot. Dave’s answer on how to make real estate easy is very on-point and even our hosts agree on his answer.

Tom’s segment talks about the trending article of personal finance guru, Dave Ramsey, about the issue experienced by the young landlord wanting to stop house hacking and the controversial response of Dave. The hosts share their own opinions about this issue. The article was hard to read for Lauren because she’s an avid fan of house hacking while Alan shares some methods for the landlord to still push through house hacking.
